Greggs Bakery demolition

The site was located off Ashton New Road on Turner Street and bounded by Air Products Ltd and busy Rochdale Canal waterway and situated across the canal was the Greater Manchester Police, Divisional Headquarters.

Traffic management system implemented due to the constriction of the new Metrolink track to Audenshaw and Ashton-under-Lyne.

An additional problem was a culvert running through the site and uncertainty on the previous filling of the culvert. After referring to Arup Consulting Engineers drawings we identified the location of the culvert, this was excavated at the boundary of the site; a route was plotted through the site ensuring that heavy plant movements were restricted from crossing. Where unavoidable protection was provided by laying navvy mats to the affected area to ensure no damage to the old culvert.

Service Disconnections were carried out working in close liaison with Greggs Chief Engineer, Tony Spencer. Due to the value of recoverable material on site and the particular interest shown by undesirables 24 hour security was implemented on site. Throughout the project all operatives remained vigilant in case any undesirables attempted access and gates were kept locked at all times.

Project included for the asbestos removal, dismantling and disposal of redundant Bakery Process Plant and the demolition of the redundant buildings. Asbestos removal was required to materials located in soffits, fascia boards, floor tiles. The asbestos cement roof sheets were removed whole by operatives working from access platforms.

Other works included de-planting and removal of large flour storage silos and the removal of and disposal of refrigerants associated with the commercial fridges and freezers in site.

As part of the demolition process Connell Brothers were required to carry out sampling of product remaining in below ground fuel tanks, tanks cleaning and issue of GAS Free certification prior to excavation and disposal.

An Air Products Gas Bottling Plant was located adjacent to the bakery site. As part of the remediation works, making good to corroded retaining walls was required. However due to previous process works on site Connell Brothers had to carry out “Mustard Gas” sampling to the brickwork walls.

Paul Dodds of Air Products reported “From the site walkover no evidence of discolouration or staining was identified on any of the brickwork”. A strip of land approximately two metres wide adjacent to the wall on the Air Products side had recently been cleared of vegetation and covered in aggregate and no evidence of contamination was observed during these clearance works.

There is additional reassurance in the fact that mustard gas was last produced in significant volumes in this country during the second world war and any mustard gas in soil will break down within days.

However during the demolition/earth works should operatives discover any unforeseen contamination, e.g. strong odours, discoloured material, tanks, drums etc., work would be halted and suspect material notified for further sampling.

The rear elevation of the site bounded the Rochdale Canal at a section where one of the major locks is located. The boundary demolition required liaison and consents from British Waterways to ensure no disruption to the heavily trafficked waterway and to ensure control measure were in place preventing any demolition debris from falling into the watercourse and possible causing a pollution problem.

Licensable and non-licensable asbestos removal works were carried out by a Manchester City Council nominated sub-contractor. Once these works were completed the structural demolition was carried out using demolition specification excavators equipped with a variety of specialist attachments.

Final works included general site finishes and remedial work to brickwork boundary walls. Canal side walls reduced to 450 mm above upper ground level, repointed and new copings installed. The ground floor slabs and foundations were removed and crushed on site for reuse. The site was then backfilled to grade and topped off with topsoil and seeded. New palisade fencing was also installed to the perimeter of the site.
