October 2025 marks a significant turning point in the transformation of Wythenshawe Town Centre. As part of the wider £500m regeneration project, Connell Brothers has successfully navigated the most technical phase of the Alpha House demolition: the systematic, floor-by-floor deconstruction required to safeguard the site’s critical infrastructure.

Protecting the Heart of the Site

The primary challenge of this project hasn’t just been the height or scale of the 1970s office block, but its proximity to a live, retained electrical substation. Ensuring the uninterrupted operation of this facility was paramount to the local community and the success of the regeneration.

To manage this, our team implemented a rigorous floor-by-floor demolition strategy:

  • Controlled Deconstruction: Rather than traditional high-reach mechanical demolition, we utilised small demolition machines and hand-demolition techniques to “top-down” the structure.

  • Vibration Monitoring: Throughout October, significant consideration to vibrations remained well below the strict thresholds required to protect the sensitive substation equipment.

  • Debris Containment: Specialist screening and scaffolding were deployed to prevent any falling material from impacting the retained assets or the surrounding public walkways.

Paving the Way for Wythenshawe’s Future

With the technical deconstruction of the floors above the substation now complete, the remainder of the building can be demolished using specialist high-reach excavators to clear the site and make way for the next generation of Wythenshawe housing.

Working alongside Manchester City Council, Muse, and Wythenshawe Community Housing Group (WCHG), our work at Alpha House provides the footprint for 125 new high-quality, social-rent apartments. This includes 16 specifically designed wheelchair-accessible units, ensuring the new development is as inclusive as it is modern.

As we wrap up the final site clearance at Alpha House, our attention shifts to the broader regeneration goals, including the upcoming Culture Hub and further residential phases at Brotherton House and C2 The Birtles.
